Spring has sprung on the Outer Banks and everyone is busy gearing up for another busy rental season. Homeowners are making last minute spruce-ups to rental properties and locals are in the midst of preparing for the tourist to arrive. We've been enjoying some gorgeous spring weather and pollen levels are beginning to subside. Hopefully you'll get to enjoy the weather during spring break too!
The town of Duck is making steady progress on the Phase II of the pedestrian plan . It is still on track to be completed in May. The Town of Southern Shores is exploring beach re-nourishment in conjunction with other towns for 2022. Portions of the Southern Shores beaches have eroded and while there isn't an erosion problem, being proactive is appreciated. Our beaches are our most valuable resource after all. The new fire houselocated on South Dogwood Trail just across from Kitty Hawk Elementary is now underway. No road closures are expected.
In Real Estate News , the market for year round mid priced homes remains strong. We have seen a bit of a slow down in the higher end, investment sector. Below is our by town update:

7 have sold year to date with an average sale price of 89% of original asking and 178 days on the market.
Kitty Hawk:

28 have sold year to date with an average selling price of 92% of original asking price and 112 days on the market.
Kill Devil Hills:
169 residential listings
52 currently under contract
65 have sold year to date with an average sale price at 93% of asking and 107 days on the market.
Nags Head:

39 have sold year to date with an average selling price of 93% of asking price and only 90 days on the market.
